about Owning Your Own Holiday Lodge

Where do I start?
We can provide you with various information about owning your own holiday lodge at The Cedars.  This will include details of lodges currently available and we would also be pleased to quote a fully inclusive price for any holiday lodge that may be of interest to you.

About new Holiday Lodges?.
At The Cedars we have a selection of new plots available.   These plots can accommodate a new holiday lodge that we have in stock or we can order a new lodge of your choice.   Prices of new holiday lodges include transport, delivery, siting, connection to services including natural gas, skirting, garden store and alongside driveway & parking. The quoted price is a turn key price.  Lodge owners are allowed to erect TV aerials and Satellite dishes.

What rights and obligations are there?
All  holiday lodge owners will have a formal written agreement recommended by the main trade organisations.   The agreement sets out the obligations of both the holiday lodge owner and park owner.    Please ask for a copy of the agreement if you would like more details.

How long can my lodge stay at The Cedars ?
We are pleased to offer owners of new holiday lodges an agreement for 35 years.   

Are there any other rules?
There is a set of park rules which apply to everybody visiting The Cedars.  The rules apply to all visitors including day or short term visitors.

When can I use my holiday lodge?
You can use your holiday lodge during the 10 month season, i.e 15th March to 15th January. Lodges can only be used for holiday purposes..

Can I Sub-let my holiday lodge? 
We don’t allow commercial sub-letting of lodges although your family/friends are welcome to stay in your lodge.  

What about maintaining my lodge?
You are responsible for maintaining your holiday lodge.   We can provide advice if requested and we can also put you in touch with local tradesmen.

What are the annual costs?
The pitch fee for the 2010 year is £2,145.00 inc VAT.  Pitch fees are due on 1st February each year.

How do I sell my holiday lodge?
All sales of holiday lodges are documented by us and the transaction takes place through us - this applies to all sales including to family or friends.    Please let us know if you wish to sell your lodge and we can provide more details of the procedure.   The re-sale procedure is also set out in the licence agreement which includes our entitlement to deduct commission of 15% from the sale price.
